The Upside to Buying an Indianapolis Builder's Spec Home
Thursday, February 17th, 2011 at 11:53am. 3601 Views, 0 Comments.
“Nasty!” That’s what my client said recently when she walked through the master suite of a nicely staged 10 year old resale house. Five or six nail clippings laid on the floor next to the night stand and huge king sized bed. She got pretty grossed out and ended up choosing a newly minted spec house by a national builder. I can’t blame her.
Even though this true story is a bit drastic, there are several reasons why purchasing a builders spec makes a lot of sense. Here are a few reasons why buyers go new:
Builder Warranty: All new homes from a reputable builder come with a warranty. Most warranties from home builders in Indianapolis for example will cover craftmanship (nail pops, hair line corner cracks, squeaky floors) for a year, mechanicals…
National Housing Environment at a Glance

Each year, the National Association or REALTORS® (NAR) survey home buyers and sellers to gather detailed information about the home buying and selling process. The survey has found that in turbulent economic times, “buyers and sellers appreciate the knowledge and expertise of real estate professionals who can guide them through each step of the transaction.” Most buyers and sellers are very satisfied with their real estate agent and say they would utilize their services again in the future, or would recommend that agent to others.
The expertise of a real estate agent is especially valuable to home buyers and sellers during our current economic slump, as the recovery is projected to be “slower and more tentative that previous business cycle…
Indianapolis Among Most Improved Housing Markets
Thursday, July 29th, 2010 at 8:31am. 348 Views, 0 Comments.
In an article recently published by Bloomberg Businessweek, the Indianapolis-Carmel metro area ranked number 18 among the most improved housing markets in the country. For the area, the first quarter price index was up 2.1%, which is still a long way away from the 7.8% increase in the Denver-Aurora-Broomfield metro area which ranked number 1, but is still a huge step in the right direction.
The Metropolitan Indianapolis Board of Realtors (MIBOR) reported that, “after sales and median prices in central Indiana increased in the first quarter, the second quarter also got off to a strong start.” If the supply of homes stays low as it currently is, it will help home prices remain stead or increase throughout 2010, despite the face that demand will likely…

Ironwood Golf Course of Fishers
Livability.com, a site devoted to helping you find the best city to "live, work, play and belong", just anounced their top 10 list of cities for "golfers who want to get off the beaten path". They researched 200 of the most livable cities in the country and Fishers came up #2.
Among the things that Livability took into consideration were quality of life, cost of living, the number of public and private courses, the number of courses offering tournaments, and year-round play. While I'm not sure how Fishers ranked in the year-round play category, I'm sure it was ranked high in the others.
In their synopsis, they mention River Glen, Britton, Ironwood, and Gray Eagle. This link will take you to a map of golf courses…
Hamilton County Home Sales Up 21.9% in Fourth Quarter 2009
Monday, January 25th, 2010 at 9:04am. 270 Views, 0 Comments.
Hamilton county sales were up a strong 21.9% in the fourth quarter of 2009. The Indiana Assocation or Realtors released it's latest "Indiana Real Estate Markets Report" today showing the strong surge in real estate sales.
The surge can be credited to the home buyer tax credit that was supposed to end in November and has since been extended.
“December’s numbers were an encouraging way to end 2009,” said Karl Berron, Chief Executive Officer. “While October’s and November’s numbers can be linked to a rush towards the original deadline for the first-time homebuyer tax credit, December hopefully shows Indiana’s housing markets are continuing to turn around, as well as bringing some needed momentum moving into a new year.”
